Dear Owners,
We know many of you are experiencing issues with, or reaching end-of-life on, the original MagicPak HVAC units installed in your units. The HOA does not have an objection to owners replacing their MagicPak unit with an alternative HVAC setup, such as a unit that sits on your patio. HOWEVER, any change to the exterior of your unit, including a patio HVAC setup that now requires stucco work, is considered a modification and must be submitted to and approved by the HOA before any work begins.
This approval requirement applies to all exterior modifications, not just HVAC systems. This includes, but is not limited to:
– HVAC or condenser unit that goes on the patio
– Security cameras or other exterior-mounted devices
– Anything drilled, mounted, or attached to the stucco or exterior walls
– Any other visible change to the exterior of your unit or patio
Do not begin any exterior modification without first submitting your request to the HOA and receiving approval. Unapproved modifications may need to be removed or corrected at the owner’s expense.
