Horizon Heights COA Assessment Increase Notice

Effective January 1, 2025, the Association dues will increase to $210 per month.

The fiscal year 2024 has presented significant challenges for the Board of Directors. Below are the primary factors contributing to this increase:

  1. Jordan Basin Improvement District (formerly South Valley Sewer) has raised our payments by 47%. Future increases are uncertain due to expansion and a new water treatment facility that was not properly planned for.
  2. Herriman City has increased our water costs by 13%, and we anticipate an additional 13%+ increase in 2025 due to their purchase of softer water from the Jordan Reservoir. For more details, visit: Herriman Water Quality.
  3. Rocky Mountain Electric has raised their fees by 15% and is proposing another 15% increase in 2025. They are also introducing a new fee to cover the cost of purchasing electricity from external sources due to supply shortages.
  4. Master Insurance Policy premiums have risen by 22%, despite no claims since 2020. This increase is due to significantly higher replacement costs driven by inflation.
  5. The cost to operate the Pool and Clubhouse has increased by 20%, primarily due to new regulations from Salt Lake County.
  6. A Reserve Study conducted this year revealed the need for a 61% increase in Reserve funding to account for inflation and future replacement costs. While this would have required a $31 per month increase per unit, the Board has determined this is not feasible at this time.

The Board is committed to controlling costs while ensuring adequate Reserve funds. As fellow residents, we understand the impact of these increases and are working diligently to reduce expenses wherever possible.
